Permits & code in Calabasas
Do I need a permit to replace my roof in Calabasas?
Yes. The City of Calabasas requires a reroof building permit before any roof repair, recovering, or replacement work begins, and the permit is issued to a licensed roofing contractor (or a general contractor on multi-trade projects) or a verified owner-builder. We pull the permit and schedule the required inspections for you. Our Calabasas roof permit guide walks through each step, and each service area page lists who issues roof permits outside Calabasas.
What kind of roof is required in Calabasas?
Calabasas is in a Very High Fire Hazard Severity Zone, so roof assemblies must carry a Class A fire rating, and wood shake and wood shingle roofs are not allowed. Clay tile, concrete tile, Class A asphalt shingles, and many metal and low-slope systems can meet the requirement when installed per their listing.
Can I change my roof color?
Often, yes. The city may require a Zoning Clearance before the building permit if you change the roof material color or if your property is in the city’s Scenic Corridor, and many HOAs require architectural approval. We help you prepare both.
Do I need an engineer for a tile roof?
If the new tile weighs more than 7 pounds per square foot or more than your existing roofing, the city may require structural calculations or plans from a licensed engineer or architect. We’ll flag this during your estimate.
Does my reroof need a cool roof?
Replacing or recovering half or more of a roof can trigger California Title 24 cool-roof requirements depending on slope and climate zone, unless an exception applies. We confirm whether it applies and use CRRC-rated cool roofing products when it does.
Repairs & replacement
Should I repair or replace my roof?
It depends on the roof’s age, the condition of the underlayment and decking, and how widespread the damage is. We inspect, photograph what we find, and give you a written recommendation. If a repair will do the job, we’ll tell you.
How long does a roof replacement take?
Most homes take several days to two weeks depending on size, material, weather, and inspection scheduling. Your proposal includes a project-specific timeline.
My tile looks fine. Why is my roof leaking?
Tile sheds most water, but the underlayment beneath it is the real waterproofing layer. Underlayment can wear out long before the tile does. A “lift and relay,” part of our roof replacement service, replaces the underlayment and reinstalls your sound tile. Our tile underlayment guide explains it in detail.
What happens if you find damaged decking?
We price deck replacement per sheet in your estimate up front, show you photos of any damaged areas during tear-off, and only replace what’s needed.
